Advice on opening a gym in the community?

Hi everyone! I'm looking to hear what trials and problems and possible stories people succeed with the opening of a gym (like Golds Gym or lifestyle, etc Family Fitness). Me and my girlfriend is thinking of going on the road to start a gym and that is not part of our town of 25,000 about 50 miles. I was looking at buying a 6000 square foot building in the center of the city that has a lot through traffic. We have no experience as owner of a gym (although I am the vice president of a consulting firm), but I'm quite sure what to expect. Please let me know what they have experience with either gym or property mangement. Thanks
